Hosted Property Sheet

This is our hosted property spreadsheet, or managed property spreadsheet. This is probably the thing that holds up our onboarding the most, which is one of the reasons it's in the pre-meeting checklist, so we can get this as soon as possible.

Everything highlighted in yellow needs to get filled out. You can skip this top section if the listing has already gone live, but if you have any that you're onboarding in the near future, we do want those added as well.

Then we want the property information, so if you have a nickname for the property, you can put that here to help us identify it, although we are most likely going to refer to these properties by the street address.

Next line is the Airbnb title. This is that short, one sentence tagline, e.g. one bedroom king bed, free parking, steps to the ocean. When VR platforms pulls in the listing, it only brings them in by the title. We don't get anything else, so that helps us identify which listing is which. And we want the address of the property.

Next up we want the owner’s information. Either their personal name or the LLC. If they hold it in an LLC, email address, for the owner, and then we want a W-9 for all owners. If you don't have these, you should get them. We will need them to issue 1099s at year-end, and it's much easier to get them now than in December or January.

Last, we need some accounting information for the properties. If you charge a technology fee, your service fee on a monthly basis, put that here. Your commission rate would go here as well, and then if you have any other fees, you can add them as additional rows down below.

Then as you add more properties, you can add additional columns here and go out further as needed. So please save this spreadsheet, complete it, and then upload it to Karbon along with all the W-9s for your owners.
